LHP Capital proudly marked the completion of a multimillion‑dollar renovation at The Pines last week with a ribbon cutting ceremony and a special celebration for the families who call the community home.

This extensive rehabilitation completely revitalized the 152‑unit property. More than a cosmetic update, the project reflects LHP’s commitment to preserving high‑quality, affordable housing. By modernizing these garden‑style homes, the rehab ensures The Pines remains a strong, stable resource for affordable housing for years to come.

Residents are now enjoying homes that feel brand new, featuring luxury vinyl plank flooring, modern kitchen cabinetry, all new Energy Star–rated appliances, stylish finishes and LED lighting throughout. Four-bedroom apartments now include in-unit washer and dryer, and all residents have free access to the onsite laundry facility.

The renovation also expanded The Pines amenities.  Every household now receives free cable and Wi‑Fi, and the community room has been fully refreshed with new furniture and computer workstations. Outside, families can enjoy a bright new playground and a freshly painted swimming pool with brand-new furniture.

During the ribbon cutting, LHP Senior Vice President of Development Mike Rodgers expressed gratitude to the many partners who made the project possible, including HUD, THDA, the City of Knoxville, First Horizon, and Walker & Dunlop. Sweet Treats and Big Smiles

While the morning focused on the official celebration, the afternoon belonged to the kids—the heart of The Pines community. To celebrate their new homes, the KONA Ice truck rolled in to serve free icy treats, and the excitement on the children’s faces said it all. It was the perfect reminder of why we do this work: to build communities where families can thrive.
